Can my landlord keep showing the apartment after we told him we did not want to move?

My friend and I are renting an apartment near a University for 12 months. The lease started June 1 2007. We had gotten a letter in the mail about a week and a half ago that stated if we were planning on staying next school year, to let our landlord know as soon as possible because we have some priority. Today he showed the apartment to two other girls. My roommate and I went to talk to him afterward to see if we still had priority because we wanted to stay, or if someone could sign a lease for next year at any time now, and if he would keep us updated. He said he already rented it. He gave us no notice that he was about to do this or we would have wanted to stay. There is also a showing for tomorrow morning. Is he able to keep showing our apartment after he said he already rented it out for next year? And did we have a right to know before he rented it to different people?
If your lease doesn't give you a right of first refusal, it is the landlord's choice not to renew the lease at the end of the term without notice. Please see the information at the following link:
