Should I Have a Contractor Sign a Lien Release or Waiver in Idaho?
As a Idaho homeowner, should I insist that the contractor on a basement renovation sign some sort of lien release waiver before commencing the work, and if so, will it protect my interests against any potential liens made by subcontractors he uses? If so, what form or language should I use?

Can a home owner be held responsible (a lien placed on the property) by a subcontractor who was not fully paid by a contractor/architect? The owner fully paid contractor/architect according to written contract, and there was no separate contract between the owner and subcontractor.

A lien claimant must bring an action to foreclose on a lien within one year of filing of the lien statement. So as long as you start the court case within the year period the lien is good as long as the action is in court?
