Can I Not Refund the Security Deposit for A Breach of Lease by Tenant Smoking?
My tenant violated the lease by smoking in the home. Is this a breach of contract and cause for not receiving any of the security deposit back?

The lease expired April-11-09, two of four tenants moved out. The remaining two tenants said they will find two more tenants and want to sign a new lease. Things not working out, I don't think they can afford the rent. I would like for them to move out in 30 days. Which notice do I use.
