Three people on title, Husband, Wife and Husband's Father. Husband's Father deceased more than 10 years ago. Wife deceased 7 years ago. Husband would like to transfer property to 4 adult living children. What would be the best Deed to use in Washington and how should the vesting read for the children giving each a 1/4% interest.
