My lease does not cover early termination and I am not able to fulfill payment of full lease
Full Question:
A family member had to leave a rental and move from the area due to a health emergency. Only 5 months were used and 5 months remained on the lease period and a last month's rent was also serving as security deposit, refundable 'subject to payment of all outstanding bills
and obligations' it is a very short lease not covering termination or even notices required. Regretfully, the residency can't be fulfilled, the last month rent forfeited, but is there remaining obligation to fulfill payment for the life of the unused lease?

Answer:
Generally, a tenant is obligated for the full term of the lease unless the lease provides for early termination. However, the landlord has a duty to mitigate damages by attempting to relet the premises.
